A lot of detail has gone into the designing aspects of the central park, as it is important for families and communities to come together for recreation. For this reason, the central park has been divided into 3 broad zones, each of which has been strategically placed to stimulate activity.

To ensure that the project maintains its aesthetic beauty and ensure that all features are well taken care of, it will be maintained by G-Corp Estates itself.
How long will it take to construct a villa in ‘The Royal Pavilion’?
The schedule time taken for construction of a villa unit will be 14-16 months.
When will ‘The Royal Pavilion’ be completed?
The Royal Pavilion is scheduled to be completed by 2016.
In which country is the application form, allotment order, sale agreement and sale deed legally enforceable?
As the property is located in India all legal documents are governed by the laws of India.
Is there any system in place to ensure that individuals residing outside India can monitor the progress of the site?
Yes, as it is difficult for individuals residing outside of India to know the progress of the development. A system is in place wherein newsletters will be sent on a timely basis to ensure that all clients are updated on the progress.

Will G-Corp Estates assist me in renting out my villa once it is completed?
Yes. We plan on having a property management team that will take care of such services for a nominal fee.
What do you mean by FEMA-1999?
The Foreign Exchange Management Act (FEMA) is a 1999 Indian law "to consolidate and amend the law relating to foreign exchange with the objective of facilitating external trade and payments and for promoting the orderly development and maintenance of foreign exchange market in India".
What do you mean by immediate family members?
Immediate family members refer to the applicant, his/her spouse and children.
When is transfer of a unit/plot/villa allowed without incurring any additional costs?
Transfer fees shall be applicable once the Allotment Order has been executed for which the transfer fee shall be at 0.2% of the total site value or if transfer takes place once the sale agreement is executed then a charge of 0.3% of the total site value is applicable for the transfer process.
What transfer fee shall be applicable in case the property is transferred to non-immediate family members?
If the transfer of name from the applicant to an immediate family member is undergone before execution of the allotment order then no additional charges are applicable, if it takes place after the time of allocation order/sale agreement then a charge of 0.3% is applicable for the transfer process.
What are the stamp duty & registration charges?
The stamp duty & registration charges shall be as per government norms which are at 1% stamp duty and 5.67% registration charges.
Is there any documentation fee, administration fee, etc before or after allotment?
There is administration, documentation and legal fees that are applicable in addition to the plan approval fee.
Can the residential villas be used for commercial purposes?
No, the villas have been created for a residential purpose only and they cannot be converted into a commercial nature.
Can there be any extension of clause 16 of Terms & Conditions in the booking application form?
The process for payment/documentation has been streamlined to ensure that you receive the best service in a standardised manner. However in situations that are of an exceptional nature, the decision lies solely with the developer.
If I have to cancel the site, apart from 2.5% are there any additional charges applicable?
No, there are no additional charges.
From when will the cancellation charges apply?
Once you receive your allotment order, cancellation charges of 2.5% of the total unit value will be applicable.
What is a Sale Agreement?
It is an agreement which is entered into between the parties for dealing with the property and which creates a right to obtain a sale deed mentioning the property. Normally it fixes a time for completion, payment of earnest money or part payment of purchase consideration. Generally it is a document that precedes a sale deed and in such cases does not require registration and will also not confer any charge or right on the property.
What is a Sale Deed?
Sale Deed also known as conveyance deed, is a document by which the seller transfers his right to the purchaser, who, in turn, acquires an absolute ownership of the property. This document is executed subsequent to the execution of the sale agreement and after compliance of various terms and conditions detailed in the sale agreement.
What is Khata?
A Khata is an account of assessment of a property, recording details about the property such as size, location, built up area and so on for the purpose of payment of property tax. It is also an identification of the person who is primarily liable for payment of property tax.
What is purpose of Registration?
By Registration, the transaction of immovable property will become a permanent public record. According to Transfer of Property Act right, title or interest can be acquired only if the deed is registered.
